The challenge

Convert the historic 1854 Granite Block Building into a 15-suite boutique hotel on the Old Port waterfront.

What Mash installed

Project Overview

The Evalina Hotel is a 15-suite boutique, apartment-style hotel set inside the historic Granite Block Building at 215 Commercial Street on Portland's working waterfront. Built in 1854 and preserved under long-term stewardship, the building was reimagined as a residential-style hotel — fifteen suites across five floors, including three top-floor duplexes with private mezzanines.

Mash Mechanical delivered the complete mechanical package for the conversion. Working within a preservation-first project meant protecting the original granite lintels, exposed masonry and timber beams while installing modern, quiet, dependable climate control across every suite. Equipment and ductwork were routed and coordinated to stay concealed, so the finished interiors keep their historic character and the building's arched windows frame unobstructed harbor views.

Scope of Work

  • • High-efficiency heating and cooling for 15 residential-style suites across 5 floors
  • • Zoned, per-suite distribution for independent guest comfort control
  • • Ventilation and exhaust for in-suite kitchens and baths
  • • Ductwork and equipment routing coordinated around exposed masonry, timber beams and granite lintels
  • • Quiet operation engineered for a luxury boutique setting
  • • Per-suite thermostats and system controls
  • • Test-and-balance and commissioning
