Leeward

Portland, Maine · with M.W. Hoss Construction

The challenge

Turn outdated classrooms into an award-winning restaurant kitchen and dining room.

What Mash installed

Kitchen hood exhaust with tempered make-up air, refrigeration support, and heating/cooling for bar and dining.

What made it difficult

The hood has to pull hard without stealing air from the dining room, and every duct had to disappear into finished architecture.

The outcome

A restaurant that stays comfortable through a full service and went on to national recognition.

Leeward restaurant bar and dining room in Portland, Maine

Project Overview

Completed in 2020, Leeward turned a series of outdated classrooms in downtown Portland into a state-of-the-art kitchen and dining room with refined finishes. The restaurant went on to national recognition, landing on The New York Times' list of the 50 Best Restaurants in America and earning James Beard Award finalist nominations for Best New Restaurant. The project was built by M.W. Hoss Construction with Grant Hays Associates as architect.

Mash Mechanical delivered the mechanical and refrigeration package. Restaurant work is unforgiving: the kitchen hood has to pull hard without stealing air from the dining room, make-up air has to be tempered so guests never feel a draft, and every bit of ductwork has to disappear into a carefully designed interior. Cooling, heating and ventilation were balanced across the open kitchen, bar and dining areas so the space stays comfortable through a full service.

Scope of Work

  • • Commercial kitchen hood exhaust and tempered make-up air
  • • Heating and cooling for dining room, bar and kitchen
  • • Walk-in and reach-in refrigeration support
  • • Restroom and general building exhaust
  • • Ductwork concealed and coordinated with architectural finishes
  • • Controls, test-and-balance, startup and commissioning
